5280 DENVER RESTAURANT WEEK

5280 Denver restaurant week is a little known secret that happens in Denver once a year in February. During this week a number of restaurants (this year around 300) offer a select menu for two for $52.80.  Many of the restaurants offer a salad, a main course and a dessert for this price.  If you do some research you can find a few restaurants that will include a bottle of wine or an appetizer to share as well.  This is a great way to experience Denver and all the fine restaurants it offers.  For a complete list of participating restaurants and menus go to http://www.denver.org/denverrestaurant/ .  Restaurant week ends on March 5th so head out before then to take advantage of this awesome promotion.  Enjoy!!

Lower Your Grocery Bill


All of us have been looking for ways to save money over the past few months and here are a few that I have found.  Families can save between $5 and $10 a week.  Check out these money savvy sites

*Sites like cellfire.com send coupons you can have scanned at checkout directly to your cell phone or mobile device

*Sign up for loyalty cards at your supermarket to take advantage of automatic discounts

*If you don't see coupons for your favorite brand, call the manufacturer directly (Look for the 800 number.)

*Look for web sites like RedPlum.com, that let you search for discounts by entering your zip code, items you want to buy, or your favorite store.

Hopefully these tips will be useful on your next trip for groceries.  I know that I appreciate the ability to save money when I can and I' sure you will to.

Contribute to YMCA of Metropolitan Denver

I am a member of the YMCA on Dry Creek and I volunteer on the Board.  I support the YMCA mission of putting Christian principles into practice through programs that build healthy spirit, mind and body for all.  Financial assistance is based on ability to pay.  It is the policy of the YMCA that no person be denied membership or program participation by reason of inability to pay fees. 
Funds made available for financial assistance are provided through the YMCA's annual Strong Kids Campaign.  This is one of the main reasons I am a member at the YMCA.  That and I really like the song!

SKI & SNOWBOARD SEASON

IMG_1372.JPGIt's that time of year again when the snow starts to fall and the mountains become a playground.  That's right, it's Ski Season in Colorado.  Many of the resorts have opened already for early season ski and snowboarding and others are still offering great deals on passes and lift tickets.  Here is a list of the most popular ski resorts.

There are plenty other places to visit as well.  You can look on line at www.skicolorado.com to look at snow conditions and prices for passes and lift tickets.  There is also a list of events that each mountain hosts for the ski season.  One of Colorado's most popular winter time events is the Winter X-Games.  Aspen hosts this event each year and  this year they will be held from January 28th to January 31st.  Start looking today to book a room, this event fills up fast.

TAX CREDIT EXTENSION

The $8000.00 tax credit for first time home buyers that was due to expire on November 30th has officially been exended.  The extension is until April 30th 2010 and allows buyers an additional two months to close, until the end of June. This means you must sign before May 1st and close before June 1st. This year alone an estimated 1.4 million first time home buyers took advantage of this opportunity.

There are some new additions and guidelines for this bill as well.  The new income guidelines state that you are not eligible for the credit if you are single and your income exceeds 125k a year.  If you are married and your joint income exceeds 225k a year you are not eliginle for the credit.

The credit has also been extended for previous home owners with some limitations.  If you are a prevoius homeowner, you are eligible for a credit up to $6500.00.  You also must have used the home you are living in or selling, as your primary residence for 5 out of the past 8 years.

New Feature on My Web Site

I have a brand new feature on my web site called "What's Your Home Worth." By providing basic information about the location of your property I can quickly present homes that have recently sold in that area as well as properties currently on the market.

Once this page is displayed you will have the option to look at much more. You will be able to see the average list price of homes in the area along with the sales price of homes that have sold.  It will also display how long it took for homes to sell.

This is a great tool for everone, espescially for those of us who are thinking of putting our home on the market.  This new tool enables you as a homeowner to create your own Comparitive Market Analysis at home to give you a realistic idea of how the market is directly affecting your area.

SHORT SALE vs FORECLOSURE

 I wanted to let you all know that I am a Certified Distressed Property Expert (CDPE). This invaluable expertise is offered at a time when the market is seeing more"distressed" homes in the foreclosure and short sale process.  I completed my training in March and am currently in the process of selling a distressed property. 

70% of homes that are in a distressed situation are never listed. #1 Reason, the homeowner is embarassed about their situation.  #2 Reason, the homowner did not realize they can stay in their home and sell it as a short sale. #3 Reason, the homeowner did not realize they have enough equity in the home to sell it and pay off the mortgage(s) and other posssible liens.

TIME IS RUNNING OUT FOR UP TO $8,000.00 TAX CREDIT

I know a lot of buyers are thinking there is plenty of time to purchase a home before November 30, 2009. Let's break this down. November 30 is a Monday after the Thanksgiving holiday. If for some reason you do not close on Monday you DO NOT get the tax credit. We are telling our clients to close before November 18, 2009. Six weeks (close to a normal time to go under contract and close time) from November 18 is October 7. You should be under contract on a home by October 7 to close before November 18.
