Southbridge is one of those Littleton neighborhoods where people tend to stay put, and honestly, we get it. We love this area so much that our office is just down the road, and Amber walks Southbridge's streets and trails often during long phone calls. Built mostly in the 1980s, it sits inside Littleton city limits with parks, trails and open space all around it. Here's our local guide.

Where Southbridge is

Southbridge is in the City of Littleton, ZIP 80120, in Arapahoe County. Mineral Ave borders it to the south, Santa Fe is to the west, and Broadway is to the east. Historic Downtown Littleton is a short drive, C-470 is close, and Littleton Adventist Hospital is nearby.

Get around without the car

This is one of the things our clients love most. Hop on Mineral and you can walk or bike to the Littleton/Mineral light rail station or Aspen Grove in under a mile, and it's all downhill on the way there, down what locals call Jackass Hill. (The ride home is a different story.) From the station, the light rail takes you straight to downtown Denver.

The homes

Southbridge has more variety than most people expect, which makes it a fit for first-time buyers, growing families and downsizers alike:

  • Single-family homes built from about 1982 to 1990, including two-stories and ranches, many on lots of roughly 0.1 to 0.2 acres. Starter homes often land in the $500,000s, while fully remodeled homes go higher.

  • Patio homes with small, low-maintenance lots, where the HOA handles lawn mowing and sprinklers. These are a great option if you're ready to downsize without leaving the area.

  • Townhomes, such as the mid-1990s homes in Southbridge Terraces.

  • The Knolls at Southbridge (also listed as Southbridge Knolls), a section of larger homes built in the mid-1980s to early 1990s.

HOAs vary by section.

Parks, trails and open space

  • Southbridge Park sits right in the neighborhood, and some homes back directly onto it.
  • The High Line Canal Trail is close by, offering miles of scenic walking, running and biking trails through Littleton. Nearby sections wind around McLellan Reservoir, past Writers Vista Park and through mature trees and open space.
  • The South Platte River Trail is a quick ride away, with miles of paved trail heading north to downtown Denver.
  • South Platte Park and the Carson Nature Center are minutes away.
  • Writers Vista Park, Jackass Hill Park and McLellan Reservoir are all nearby.

Schools

Southbridge is in Littleton Public Schools. Homes are typically assigned to Runyon Elementary and Heritage High School. Listings show either Euclid or Goddard Middle School, so confirm the assigned school for any specific address with the district.

Everyday life nearby

You're close to all sorts of stuff here: shopping and dining around Aspen Grove, the shops and restaurants of Historic Downtown Littleton, and light rail access. A new Costco is going in across the street on Mineral Avenue, which will bring even more convenience close to home. Some homes also have fiber internet available. Mana Bakery is down Broadway and we love it there. Woodhouse Spa is right across the street and we like to head there when we need a break, it's magical. And there are new pickelball courts on Broadway and C-470 which you know Amber is at!
