Living in Sterling Ranch, Littleton, CO: Homes, Trails, Schools and What to Know
Sterling Ranch sits in northwest Douglas County, along Titan Road and Waterton Road just west of Santa Fe Drive, tucked between Chatfield State Park and Roxborough State Park. What sets it apart is scale and setting: a master-planned community still being built out, with nearly 40 percent of its land kept as open space and trails that run straight into two state parks.
Where It Is
Sterling Ranch is in unincorporated Douglas County with a Littleton mailing address and the 80125 ZIP. The main entrances are off Titan Road and Waterton Road, west of US-85 (Santa Fe Drive). There is no city government here; Douglas County handles land use, and the Sterling Ranch Community Authority Board runs local services through a group of metropolitan districts.
Approximate drive times from the Sterling Center, outside rush hour:
-
Downtown Littleton: About 20 minutes up Santa Fe Drive
-
Light rail: About 20 minutes to Mineral Station, the end of the D Line
-
C-470: About 10 minutes north on Santa Fe Drive
-
Denver Tech Center: About 25 to 30 minutes via C-470 and I-25
-
Downtown Denver: About 35 to 40 minutes
The Homes
Every home in Sterling Ranch is new, with construction starting in 2016 and building still underway. The plan covers about 3,400 acres in nine villages; Providence Village came first, Prospect Village followed, and most new building today is in Ascent Village.
-
Builders: Lennar, Pulte, Taylor Morrison, David Weekley, Trumark, Tri Pointe, New Home Co. and Richmond American have all built or are building here, so floor plans vary a lot from one street to the next.
-
Styles: Modern farmhouse, mountain contemporary and prairie-style exteriors, with two-story plans alongside main-floor-living ranch plans, many with basements.
-
Attached and single-family: Most homes are single-family, with paired homes and townhome collections mixed in. Lot sizes run from compact lots near the village centers to larger homesites backing to open space; check the plat for any specific home.
-
Built-in features: Homes come wired for gigabit fiber, are solar-ready, and use smart irrigation with separate meters for indoor and outdoor water.
-
HOA or metro district: Sterling Ranch uses a Community Authority Board and several metropolitan districts instead of a traditional HOA. Amenities, water and sewer, and covenant enforcement are funded through metro district property taxes and fees, so ask for the current mill levy and fee schedule on any home you are considering. A Colorado State Parks pass is included for homeowners.
Parks, Trails and Open Space
Outdoor access is the headline here. More than 1,300 acres are set aside as open space, and over 30 miles of internal trails connect neighborhoods to the parks around them.
-
Chatfield State Park: Borders the community, with the reservoir, boating, paddleboarding, fishing, camping and miles of paved and dirt trails.
-
Roxborough State Park: A short drive south for the red rock formations and hiking.
-
Waterton Canyon: The trailhead off Waterton Road is the start of the Colorado Trail and a favorite for biking and bighorn sheep sightings.
-
Burns Regional Park: Inside Sterling Ranch, with eight pickleball courts.
-
The Overlook Clubhouse: The community pool, fitness center, outdoor pavilions and a great room for events.
-
What's next: A regional sports complex is planned for the area; we'll update this post as it moves forward.
Schools
Sterling Ranch is in Douglas County School District (DCSD), in the ThunderRidge High School feeder area. Assigned schools have generally been:
-
Elementary: Roxborough Primary (PK to 2) and Roxborough Intermediate (3 to 6); some addresses on the east side have been assigned to Coyote Creek Elementary in Highlands Ranch
-
Middle: Ranch View Middle School
-
High: ThunderRidge High School
Two new schools change the picture. John Adams Academy, a tuition-free public charter school for grades K to 8, opened inside Sterling Ranch in August 2026 and plans to add high school grades over time. DCSD's own Sterling Ranch Elementary, funded by the 2024 bond, is scheduled to open in fall 2027 at Georgetown Street and Blue River Avenue, which will likely shift elementary boundaries.
School assignments change as the community grows, so always confirm by address with the DCSD school locator before you buy.
Everyday Life Nearby
The Sterling Center on Piney River Avenue is the community's gathering spot, with a coffee shop, a brewery taproom, UCHealth primary and urgent care, physical therapy, and rotating food trucks. A full-time lifestyle director runs community events through the year.
-
Coffee: Atlas Coffee at the Sterling Center
-
Local brews: Living the Dream Brewing's Sterling Ranch taproom, a Littleton brewery since 2014
-
Groceries and errands: There's no grocery store inside the community yet, so most errands head north toward the Santa Fe and C-470 corridor, Aspen Grove, or Highlands Ranch
-
Dining and shopping: Downtown Littleton's Main Street is about 20 minutes away, and Park Meadows is a straight shot east on C-470

Our Take
The views here are something else. Amber has played pickleball on the courts at Sterling Ranch many times, and they're one of her favorite places to play because of the wide-open mountain views. The homes sit close together, but they're beautifully built, and you're right on top of miles of trails.
One thing we always walk buyers through is the metro district. We look closely at metro districts everywhere, but Sterling Ranch's property taxes are higher than any others we've seen in the area, and water bills are worth asking about too. Before you make an offer, we'll pull the tax history and recent water bills for the home so there are no surprises.
