Where It Is
Columbine Knolls lies mostly north of Ken Caryl Avenue and south of Coal Mine Avenue, with Pierce Street and the Coalmine Shopping Center on its western side. The Homes
Columbine Knolls is all single-family homes, roughly 1,270 of them, and most were built between the mid-1960s and early 1970s. You’ll see brick ranches, tri-levels and split-levels, and traditional two-story homes. Nearly all of them have attached two-car garages and fenced backyards. Many have been remodeled, so you’ll find original-condition homes and fully updated ones on the same street.
Lots are the big story here. Most run about a quarter acre, with some approaching half an acre, and the median lot is around 12,000 square feet. Typical homes have three to five bedrooms and 2,400 to 3,300 finished square feet, often including a basement. Cul-de-sacs and curving streets are common.
HOA and districts:
-
Columbine Knolls HOA: Membership is voluntary and costs about $50 a year. The HOA runs the directory, newsletter and neighborhood events, and the neighborhood has covenants on things like exterior paint colors.
-
Columbine Knolls Recreation District (CKRD): This Title 32 special district, founded in 1964, owns the pool, tennis courts and neighborhood parks. Like most Title 32 districts, it’s supported by a property tax levy, so check the district line on each home’s tax bill.
Nearby subdivisions with similar names, like Columbine Knolls South and Columbine Knolls North, have their own HOAs and dues, so confirm which one a listing sits in.
Parks, Trails and Open Space
The neighborhood’s own recreation district runs the spots you’ll see on every walk:
-
Columbine Knolls Pool (6191 W. Plymouth Drive): A 25-meter lap pool and a diving well with a board and slide. There’s also a baby pool, sand volleyball, a playground, grills, shade shelters and a cash-only snack bar. It’s home to the Columbine Knolls swim team and the HOA’s summer picnic, and memberships are sold each season.
-
Marker Park (7200 S. Newland Street): 10 acres next to Ken Caryl Middle School with three baseball fields, six tennis courts, a walking path, a playground and picnic shelters. It's a busy March through October.
-
Columbine Knolls Grove Park: A smaller neighborhood park run by the district.
CKRD also runs adult tennis leagues, junior team tennis, lessons and court reservations.
Just outside the neighborhood, Columbine West Park and its renovated pool are run by Foothills Park & Recreation District, and Robert F. Clement Park is about 2 miles north. The Coal Mine Trail runs along Coal Mine Avenue and links to the Dutch Creek and Columbine trails. Chatfield State Park is a short drive south, with more than 5,000 acres, a swim beach, a marina, 26 miles of trails and a large off-leash dog area.

Our Take
We love Columbine Knolls, and so do our clients. It’s the mature trees and the big lots that win people over the moment they pull onto the street.
Some of our most meaningful moves have happened right here. Recently we helped a downsizing client, and we also worked with a return client who lives out of town. A few years ago, we sold his mother’s house in Columbine Knolls. When his sister passed away, he trusted us again to sell her ranch home. Handling it from a distance is hard, so we stepped in to help with the estate sale and clear out the house. We donated as many of her things as we possibly could. Being part of two of his family’s homes in the same neighborhood meant a lot to us. The neighbors came out excited to see the ranch go on the market, and then they got to watch it get updated.
What we notice every time we show here is how well people take care of their homes. That gives buyers real choices: move into a well-kept original and update it over time at a lighter price point, or step into a fully remodeled eye-catcher if that’s what you’re after. You can walk to the pool, the tennis courts, Marker Park and the schools. Summer brings the neighborhood swim team, and there are so many wonderful parks close by.
