Living in Historic Downtown Littleton, CO: Homes, History and What to Know
A local guide to Historic Downtown Littleton: character homes, Main Street, light rail, parks and historic district rules, from The W Real Estate Group.
Historic Downtown Littleton is the heart of our city. Its red-brick Main Street has been on the National Register of Historic Places since 1998, and the blocks around it hold some of the oldest homes in the south metro. Our team is based in Littleton, so this one is close to home.
Where it is
Downtown centers on West Main Street, between Santa Fe Drive and the light rail tracks, in ZIP 80120 and Arapahoe County. The Littleton-Downtown light rail station is a short walk from Main Street, so a car-free trip to downtown Denver is a real option. Santa Fe Drive and C-470 are minutes away. By car, the Denver Tech Center is about 20 minutes away and downtown Denver about 25, traffic permitting.
The homes
The residential streets around Main Street are a mix of eras:
- Early 1900s to 1940s cottages, bungalows and Victorians on smaller, tree-lined lots.
- Mid-century homes a little farther out, plus a handful of newer townhomes and infill.
- Mostly no HOA. Most of the historic core has no HOA, or only small voluntary dues.
Older homes come with older systems. We always recommend a sewer scope inspection here, since many homes still have original clay or cast-iron sewer lines.
Historic districts: what buyers and owners should know
- Downtown Littleton Historic District: approved by City Council in October 2021. It covers properties on Main Street, Alamo Avenue and the streets in between.
- Louthan Heights Historic District: a small residential district of 17 homes on the 5600 block of South Louthan Street, designated in 2002.
- Individual landmarks: a number of historic homes, including some on South Bemis, Curtice, Prescott and Cedar streets, are individually designated.
A historic designation doesn't stop updates or additions. The city reviews demolition and exterior changes so they fit the district's character. Some district properties may qualify for the city's Downtown Historic District Grant Program. If you're buying a designated home, we'll help you confirm what applies before you write an offer.
Parks, trails and open space
- Hudson Gardens: a free, 30-acre botanical garden on the South Platte River with summer concerts.
- Sterne Park, Ketring Park and Bega Park are all close to downtown.
- The Mary Carter Greenway along the South Platte, plus the Lee Gulch and High Line Canal trails, for miles of walking and biking.
- South Platte Park and the Carson Nature Center are a short drive or ride south.
Schools
Downtown is in Littleton Public Schools. Many homes near Main Street are assigned to Little Raven Elementary, Goddard Middle School and Littleton High School. Assigned schools vary by street, so confirm any specific address with the LPS School Boundary Locator before you buy.
Everyday life downtown
This is the most walkable part of Littleton. The Town Hall Arts Center, the Littleton Museum and Bemis Public Library are all here, along with historic landmarks like the Carnegie Library building and the Columbine Mill. Local favorites include Denver Beer Co and Little Man Ice Cream right on Main Street, and Littleton Brewing Company a few blocks east on Littleton Boulevard.
A few of our family's favorite spots:
The Chocolate Therapist: Julie's handmade chocolate is amazing. If you ever get the chance, take her chocolate tasting class. You can pair it with wine or hot tea, and we've done both!
PlayForge: Where we buy all our games. We love the selection and the play space where you can try games out.
Cafe Terracotta: Just off Main on Curtice Street, and one of our go-tos for breakfast or lunch.
iN-TEA: Amber's go-to for all things tea, plus cute gifts.
The calendar stays full: Western Welcome Week each August, the Main Street Block Party in June, the farmers market, and the Candlelight Walk that kicks off the holidays. This year's Candlelight Walk is Friday, November 27, from 5:30 to 7 p.m. In October, the blocks downtown are decorated with different Halloween themes, and in winter our family never misses the holiday lights on Main Street.
Historic Downtown market snapshot
Over the last six months, 8 homes sold within about half a mile of Main Street, with a median sold price of $646,000. Prices ranged from $437,000 for a condo to $963,500 for a single-family home. With so few homes coming up for sale, well-priced homes near Main Street tend to move quickly. (REcolorado data, pulled October 2026.)
Our take
Downtown Littleton is our backyard. It's where we grab lunch, shop for gifts and walk the holiday lights with our family. When we show homes here, buyers fall for the front porches, big trees and walking to dinner, and we make sure they go in knowing about older home systems and historic district rules.
